24% More Peterborough Homes For Sale – What Does That Mean For Sellers?
The Peterborough property market has changed noticeably over the past three years. Buyers now have far more choice with a 24.4% increase in the homes for sale, while sellers face a very different level of competition from their neighbours. That does not mean Peterborough homes are not selling, but it does mean buyers can afford to be more selective. For anyone thinking of selling, understanding how the balance of supply and demand has shifted has never been more important.
Supply Side of the UK, Regional and Peterborough Property Market
Let us start with the supply numbers on the 1st of September ...
· 1st Sept 2023: 2,978 Peterborough homes for sale
· 1st Sept 2024: 3,342 Peterborough homes for sale
· 1st Sept 2025: 3,550 Peterborough homes for sale
· 1st Sept 2026: 3,704 Peterborough homes for sale
So, is this just a Peterborough thing? To answer, we need to consider what is happening regionally and nationally.
In the East of England ...
- 1st Sept 2023: 71,647 East of England homes for sale
- 1st Sept 2024: 78,585 East of England homes for sale
- 1st Sept 2025: 82,208 East of England homes for sale
- 1st Sept 2026: 84,150 East of England homes for sale
A rise of 17.5%.
Next, let’s look at the national figures. There were 646,143 UK properties for sale in September 2023, compared with 710k in September 2024, 736k in September 2025 and 743k in September 2026.
Yet the number of homes for sale (the supply) only tells us how much stock is sitting on estate agents’ books. It does not tell us how active the property market actually is. More Peterborough homes for sale could mean that more Peterborough homeowners are choosing to move, but it could equally mean that some Peterborough properties are taking longer to secure a buyer and are therefore accumulating on the market. To understand which is happening, we need to compare these figures with the number of properties sold subject to contract (the demand) during the same periods.
If the number of sales agreed has risen broadly in line with the growth in available homes, the market may simply be larger and busier. However, if stock has increased much faster than sales agreed, sellers are competing for a smaller share of buyer demand. That difference matters because it affects pricing, time on the market and, ultimately, a homeowner’s chance of moving. Therefore, the next question is not simply, “How many Peterborough homes are for sale?” It is, “How many Peterborough homes are actually finding buyers?”
Demand Side of the UK, Regional and Peterborough Property Market
Nationally, so far in 2026 (YTD to week 36), 874,000 UK homes have been sold subject to contract. That is 7.3% lower than at the same point in 2025 and 1.6% behind 2024. However, activity remains 11% ahead of 2023 and 5.3% above the pre-Covid average for 2017 to 2019. The ten-year average at this point of the year is 880,000 sales, placing 2026 just 0.7% behind the longer-term norm.
The regional picture tells a remarkably consistent story. East of England property sales agreed in August 2026 were 15.5% higher than 2023, yet 6.8% lower than in both 2024 and 2025. In other words, the market is healthier than three years ago, but it remains slower than during the previous two years.

· August 2023: 359 Peterborough homes sold subject to contract (SSTC)
· August 2024: 411 Peterborough homes SSTC
· August 2025: 409 Peterborough homes SSTC
· August 2026: 333 Peterborough homes SSTC (a fall of 7.2% over 2023)
So, the number of homes for sale (supply) in Peterborough is 24.4% higher (as mentioned at the start of this article), whilst demand has seen a slight decrease of 7.2% in residential sales.
These figures cover Peterborough postcode areas of PE1-PE8.
The Peterborough property market is not short of buyers. Slightly less homes are selling than three years ago, but achieved prices have broadly held firm. The challenge for Peterborough home sellers is that the number of competing properties has also risen. In other words, demand has improved, but supply has grown as well. That gives buyers greater choice and makes them less likely to compromise. A home that appears overpriced, poorly presented or difficult to view can quickly be overlooked in favour of something better. This is why sensible pricing matters so much. Putting a property on the market does not guarantee a move. Nationally, the odds are only slightly better than one in two.
Pricing is Only Part of the Answer in Selling Your Peterborough Home
Correct pricing gets a Peterborough home into the buyer’s consideration set. Strong marketing gives that buyer a reason to book a viewing. Professional photography, compelling property descriptions, video tours and well-targeted social media activity should no longer be treated as optional extras.
In a market containing 3,704 competing Peterborough homes, ordinary marketing produces ordinary results. The properties attracting the strongest interest are usually those that combine the right asking price with excellent presentation and a clear reason for buyers to act. A home can be worth every penny of its asking price, but buyers must first be persuaded to view it.
Peterborough is Not One Single Property Market
Some Peterborough homes are selling quickly. Others are sitting on the market while buyers negotiate hard over price, completion dates and fixtures and fittings. That variation is important. The market for a modern family home in one part of Peterborough may behave very differently from the market for a village cottage, town-centre flat or larger detached property. Broad national headlines can provide context, but they cannot tell an individual homeowner exactly what is happening to their property, in their part of the area. That requires detailed local evidence.
The Peterborough Buyer/Seller Overlap
There is another point that often gets overlooked. More than eight in ten Peterborough sellers are also buyers. That means the sale of a current home should not be considered in isolation. Accepting slightly less than hoped for may be more than offset by negotiating a better deal on the next purchase. The objective is not to win one side of the transaction. It is to make the overall move work. A seller who refuses to adjust by £10,000 may feel they are protecting their position. Yet if that decision prevents them from securing £15,000 off their next home, it may prove to be an expensive victory.
What Does This Mean For Peterborough Homeowners and Buyers?
For Peterborough buyers, the choice is better than it has been for years. There is more time to compare homes, ask questions and negotiate, although well priced properties can still attract swift competition. For Peterborough sellers, success depends on preparation from the first day of marketing. Price realistically, present the property properly and make it as easy as possible for serious buyers to view.
The Peterborough property market is active, resilient and full of opportunity. However, it is also less forgiving of overpricing and mediocre marketing. There is no shortage of Peterborough homes for sale. The winners will be those who understand that being ‘on the market’ and being ‘in the market’ are two very different things.
